I have a question regarding a maintenance cost and if this could be pushed to the tenant. I do not have a vent to the outside for a dryer. I told them in person and over message that if they were to buy a washer/dryer the dryer would need to be a ventless dryer. If the tenant bought a vented dryer, can I push the cost to install a vent to the tenant? Thank you in advance!

I am trying to rent out my first unit and I had a question regarding what to charge the tenant. I have heard mixed responses on whether to charge both first and last month’s rent and a security deposit, or just first or last month’s rent and security deposit. Are there any other move in fees that should be included as well?

I am closing on a duplex with a tenant already in place. Do I have to put them through another tenant application and have them sign my lease agreement, or do I just assume the already existing lease agreement and wait until the lease is up before I can put my lease terms in place?

Hi everyone,

I am closing on a duplex that I plan on house-hacking. Currently, both units are occupied and I was asked by my lender to provide the tenant in the unit I am going to be occupying a notice to vacate. Since I am technically not the landlord as of yet, am I able to provide the tenant the notice to vacate, or is this something the seller will have to do?
