Class A / B won’t really cash flow so are you going long term, tax savings, appreciation or what’s the goal?

I’m an active wholesaler in the area but I’d say that you’re better off marketing directly yourself or to work with a commercial broker. Most beginning wholesalers aren’t landlords and most people that take the time to market to small multi family are doing so with the intent of taking them down.

Columbus is red hot.  We had an inventory problem BEFORE Covid.

I'm going to go a different route on this one.  I'd suggest joint venture investing (1-2 unit first) with a mentor that's already successful.  You may not make as much but I GUARANTEE that you won't lose as much either.  You may want to consider note investing too.
