There is an old saying, "Loose lips sink ships."  It's an old saying for a good reason.

When doing your outside work at your current job you are essentially stealing money.  I know that sounds really harsh but think of it from the employer's viewpoint.  They have invested a tremendous amount of money in you and you are repaying them by taking what they are paying you and not working for them during the time that you are focused on something else.

Trying to rationalize it is useless.  It's pretty cut and dry.

Sneaking off to the bathroom or break room to take calls, using your employer's internet that they pay for, printing out personal documents and copies, are all forms of theft and quickly degrade you in the eyes of your boss.

Again, sorry to be harsh but I've run a business and let employees go who decide that their outside interests take precedence over the time I am paying them for.

Sorry, I should have focused that more. 

How about creative ideas in financing for wholesalers when sellers throw out different scenarios (upside down, foreclosure, they don't know what's owed, this is my mother-in-law's and she is incapacitated, etc.)

Is there an ebook or a long post that explains multiple scenarios of creative financing and pulls it all under one roof.

I read the reviews of @Brandon Turner's ebook (which looks great by the way), but it looks to focus on the low or no money down approach.

I'm looking for a "how to" on multiple creative ideas, what to look for when sellers tell you their financial situation, scenarios, etc.

Anyone know of anything?

     I agree with Mark.  You have to really know your neighborhoods here.   For example, Riverside stops dead at Roosevelt.  Plain and simple.  You can't know that without experience.  Also, Westside can change within blocks.

If bird dogging and wholesaling were illegal they would have to cut everyone's tongue out so they could not speak and cut off their hands so they could not write.

(Sorry for being so blunt and graphic.  Those who, due to ignorance,  say things cannot be done irritate me.)

Caution is one thing.  Paranoia is another.  You need to decide on which you stand.  Do you feel that there will be a tenant that you have made SO mad that they will try to look you up?  I've fired people that have been LIVID and never had one come to my home.  If that worried, then maybe a PO Box with a forwarding address or something along those lines.  Don't let today's media overplay your fears.

I lived in Tampa for over 20 years.  I know it pretty well.

Leverage the money that you have saved.  Read up more on wholesaling, bird dogging, etc.  Buying is GREAT, but you have a lot of time.  Use the money you have in the most profitable way you can.
