Hey Everyone,

I have a few clients starting to invest in the North San Fernando Valley and also Simi Valley. Does anyone have recommendations for a contractor, plumber, electrician, and handyman. I'm looking for specific referrals rather than recommendations of where to find one. Thanks!

I have a home inspector I can refer you. He is a flipper himself and can give you an estimate of what things will cost you but it's not part of the normal home inspection.

@Todd Fithian The investors I know that are having the most success are buying older outdated MF and rehabbing them or doing value adds such as converting old large 1 BR units into 2 BRs. Another strategy being employed is buying 5+ unit MF that most smaller investors can't afford due to financing but that are too small for big investors. There are definitely ways to still make money in this market but it requires some extra effort and creativity.

@Todd Fithian There are always deals to be had regardless of the market. It definitely goes up and down but just like the stock market it is very hard to time. You really don't know when the lull will come and could miss out on opportunities waiting for a turn in the market. If it cash flows, looks like an area that has potential to appreciate, and doesn't look like it a headache property, I wouldn't hesitate to pull the trigger.

That's a great way to really learn about the business from the inside out. It will really help you down the line when you do start working as an agent. I work with so many investors that tell me most agents that claim they are investor friendly agents really don't understand what type of properties will make sense for them because they don't invest themselves.
