@Jason Bilbrey  How do you know there was a verbal lease? Did the tenant tell you? Or are you just amusing there is one because you don't have the physical document? If the latter, I would send a certified letter to the tenant asking him/her to provide you with a copy of the current lease. If he/she declines to provide one, then move forward with your cash for keys, provide a basic letter outlining the outgoing terms and leave it at that. I would definitely make it priority one to make sure there isn't a physical lease in existence.

@Ray Lamboy I couldn't have said it better myself. I manage quite a few properties in Camden and I can back up everything you have just said. @Inemesit C. You definitely want to tread cautiously when investing in Camden. Here is an example of what I mean...a lawyer that I work with for evictions has a colleague that was delivering an eviction notice in person in Camden and got shot as a result! Yeah....its like that! I am currently working on 2 evictions in Camden for clients of mine and I NEVER show a physical presence when dealing with an eviction....its all done via phone, email and snail mail. i think it is still pretty risky, but like Ray said, there is opportunity but proceed with caution. @Leche Hopkins this property looks good on paper, however, what looks good on paper may not always be as good in reality. My knee jerk response is to question the level of deferred maintenance. Have you received a disclosure from the seller on the status of the major systems and other capital expenditure improvements? Aside from the maintenance aspect, I would want to get more information about the current tenants and their payment history. If all looks good, I would move forward. Additionally, if you would like to talk about property management for this property, let me know. I own a property management company that services south Jersey.
