Moty-  I would check the website for the National Association of Residential Property Managers (NARPM).  It is a trade group specializing in managing singles and small properties.

Gabriel-  Tenants can and sometimes do sue for anything (even frivolous suits).  If an agent (your property manager) is acting with proper authority using reasonable care it is standard practice for a principal (property owner) to indemnify the agent under common contract law.  A tenant should sue the principal but due to their perception of the agent being "the landlord" they often pursue the agent instead of the principal.  This clause protects the manager and enforces standard contract law.  We have the same clause in our management agreement in northeastern OH.  I would imagine it is very common.

Sorry, I don't have any leads on insurance in Cincinnati.

@Daniel DiGalbo  There are a couple reputable firms and a lot of other companies in the area.  You can Google for the National Association of Residential Property Managers, a trade group, for ideas or check the Google reviews for an indication of service levels.  Be sure they are Ohio state licensed.

 Vera-  N Collinwood is the name of the area that it sounds like you are describing.  I currently hold a building there, in addition I have bought and sold a number in that area and our clients hold a few properties.  It is an area that has some upward potential.  Waterloo (parallel to I90 on the south edge) has been under redevelopment for the last few years with a coffee shop, art shops, etc opening.  Proximity to the lake, an easy trip downtown and the potential tie in to E 185th district are all positives for the area.

@Eric DeVito  Euclid has a population of just under 50,000 people, it is mostly a blue collar area heavily dominated by single families.   Historically, it was owner occupied but a lot of units have been converted to rentals in the last 10 years.  There are a limited number of small multi family units available.

Cleveland heights has some 40,000 some thousand people as well but it is widely diverse from the border of East Cleveland (a low value urban area) where the residents go to that poorly performing school district to high end "mansions" in a couple neighborhoods.  Given its location near Cleveland Clinic, a university, proximity to downtown there are a good number of multi family units that might fit your criteria.
