@James Wise  I agree that Shaker has high taxes but Garfield Heights was just noted as having the highest taxes in Northeast Ohio, second in the entire state according to some recent articles.

However, it seems that the rents tend to adjust accordingly to the taxes to cover a necessary cashflow.

@James Wise  That is correct, we also do Property Management at the brokerage level not by individual agent.

@Lauren Patrick  This is certainly a tough choice because both have pros and cons.  I associate with an international brand and it has worked well with our foreign clients.  They say "Oh, I know Re/Max, my neighbor down the street is selling their house through them".  At the same time there are some local companies on BP that seem to be doing just fine with their "local" brand.  I would check into the brokerages about what restrictions or rules they might impose on agents, what is the commission split and what type of support they give for your specific goals (investments, property management).

Yes, you can be your own property manager IF your broker allows you to do so.  That could be a deal breaker on finding a broker if that is important to you.

The numbers (on paper) look pretty reasonable for the area.  The city itself has been pretty stable.  You probably won't see that much appreciation but it should cashflow well.

The city currently does not have a Point of Sale (good question @Faisal Sami) but they have been extra tough on Rental Inspections.  So make sure the property is currently rental compliant and in reasonably good condition to avoid any later surprises.

 Welcome to Bigger Pockets.  You crossed the first hurdle by setting a goal.  Akron-Canton offers a wealth of older homes, some distressed.  In Cleveland, check out Cleveland Heights and most of the westside for those older homes with character and ones that are distressed.
