Hello, have you ever bought a piece of RE that had liens? In this case I am looking at child support liens on a property. It should not matter as they are paid at close by the seller (or at least this is my understanding). 

Just checking if any of you had experience in the matter.

I have a potential deal coming up soon. 3 lots (half acre) with a house that will need to be demolished.

Was thinking of clearing the lot and flip. I am not sure what/if this type of deal can qualify for a loan.

I was considering hard money, but wanted to get some input from you pros on what would you do.

We're talking less than 200k.

Do you reply to all possible leads (from a mail campaign), even if you're not interested in the property?

I saw many sites promise a cash offer within XX hours. 

What if the person is expecting a reply with an offer, but you're not interested in that property anymore?

Hello all,

I have found a decent vacant property while driving for dollars. Looked up the owner via appraisal district records and tried to find a good contact number. 

I have tried all numbers/emails i could find, but nothing so far.

Do you have any idea on how to reach the property owner? I have involved my realtor to see if he can help out as well. 

Just checking if any of you had the same experience and what they did to move forward.

Hi all,

i am checking out this property, which seems interesting for the price/zone. In the seller disclosure document, among many other issues, I see mice/rodent infestation which apparently caused a few "holes" in the outside wall.

I was wondering if anybody ever dealt with something like this and if it's just a matter of fixing the entry points and call a good exterminator.

Seems done on purpose to me.
Long term request to make the landlord "like" you and be willing to "work with you". Payment(s) ahead of time the first couple of months. Then the "problems" start...
Dumb question: What are the laws when children are in the house?

I like the 10 day notice suggestion. I wouldn't personally ask them/suggest to sell their furniture because I'd prefer to have them out for good.
If you "work with them" once, you're on the hook.

And you're right it definitely is a billion dollar question. I am not looking for answers, but for your opinion(s) on the matter as active investors.
