Help on analyzing a deal

I am still getting used to analyzing a deal. Today I came across something that seems decent on paper.

Can you gurus help me validate this analysis and let me know if something like this is worth pursuing (in your opinion)?

It would be out of state for me, but i know the area as i have been there a few times to visit family.
