Stillworking towards the BMW. But I prefer my f350 and my diesel excursion. My thoughts are more that a million bucks was a lot to my parents and at my age and with inflation I'm thinking my generation is looking at closer to 10 million with the way things are going up

Mortgage is 2500 alone. 2 young kids and irs gets there cut. It doesn't go far with vacations and savings. I'm just reinvesting my money every time I make some more. 10k month passive after expenses is current goal

I'm 34 with 15 houses and it still isn't enough to cover my families living expenses. We cash flow 300 to 500a door and I'm still shingling roofs. It's coming but your not getting Rich over night. I'm in a better spot than I was 5 years ago but got a long way to go. Good luck

the internet. We do a lot of roofing and what works in northern Illinois does not work in Florida, but Google/ YouTube can explain how to do my job in under 2 minutes. My second issue would be not having a vision for the finished product. Example room to small, I don't like the colors.

Every roof bid we do if different. We do anywhere from 40 to 100 a year depending on the year. Your job sounds like a nightmare. There difficult to tear off and clean up is worse. You need to hire someone your comfortable with. Highest bid isn't correct and I wouldn't trust lowest if it's way off others.  Look for someone you feel isn't "selling" a roof but telling you what to honestly expect

if it starts leaking and you or your tenants don't notice right away it's going to cost you more than 5800. Very small leaks can start and get plywood wet. That will rot away or mold and before you see a leak you might be replacing several if not sections of wood. We usually charge 30 to 40 bucks a sheet to replace. It adds up quick

Look into Rockford more closely at loves park and machesney park. I'm usually in for 60 to 70k after repairs and purchase with rents 900 to 1200.

As a contractor liability is cheap it's the WC that kills us.
