They only should be 1/4 -3/8 of inch through. If they are significantly more it could create a spot for condensation to drip. They need to be through the wood but not to long.  1 layer shingles should have inch and quarter nails used. 2nd layer shingles  inch and three quarters during install.

Learn how to install a hot water heater. I'm a contractor specializing in exterior work. Plumbing is not my game. With that being said I can change a water heater in under an hour. They're readily available at the box stores. Its 2 water lines and a gas line. A pair of vice grips and pipe wrench is all you need to do the job. It is one of the easiest things to repair in a home.

And when your getting policies written make sure your asking for code upgrade and match policy if available. Nothing is worse then getting a surprise from the building department that electric must be updated and your not covered for the additional repairs. Insurance is only there to cover what's damaged so you need extra coverage.

Stay persistent with them. Ask for another adjuster to come out. Threaten legal action and pursue it. We go through this all the time with Allstate insurance. It can take 2 or 3 adjusters sometimes. Submit all your estimates from contractors to the insurance company. It will take time to get them to pay but the usually do unless you have a poor insurance company. I know it costs more but you should always insure with bigger name companies with the exception of all state. To me the extra few hundred bucks a year isn't worth a fight when you need them

Epdm. I'm not sure if it's allowed by you but we gone away from epdm and switched to tpo or back to torch down. Torch down is cheaper and the seams are melted together. It's kinda dangerous to install if you don't know what your doing. Over here it's a 20-30 k job. Epdm tears very easily when raccoons or squirrels get on it.

Rockford Illinois. Majority of my properties are 3 bed or 2 bed 1 bath 1k sq ft. Going for 850 to 1100 per month

Listed one yesterday rented today for 75 bucks more a month than I thought I would get. ( Shot high to see) put another listing up today stating it would be ready to show in 2 weeks. Had 4 inquiries. Nothing has changed for us but will say was nervous signing mortgage docs last Wednesday

It should be the contractor along with your deductible. Also if he incurs any additional work that the adjuster didn't see he can submit a supplement request. That money would also be his. Example being electrical inspector condems electric so the insurance company is billed to rewire house as additional charge.

I think this entire country needs to shut there damn TV's off. We are creating this financial epidemic. It's going to be over soon enough. Worse case I'm going to be buying in a year at a discounted rate.

You should be evicted and sued. You can't live rent free. I don't. I own and still have to pay taxes insurance and utilities. Why do people think they get a free ride if things don't go there way. When I didn't like my old house I bought a new one
