Question for anyone in this post, I look at the house, I like it, I give the owner a proposal with a price or an offer, does anyone have a sample contract or offer letter I could review. I'm a little lost in the steps from review the property until purchase. The properties I purchase were on auctions, so what do I give the owner as an offer letter or contract. Thank you

The worse thing I have done was to get cheap contractors, the worse mistake. You think you are saving a few dollars but your wasting thousands. Every guy was worse then the other. To be honest I could make a list of mistakes I made but it is too long... 

But my top 5 list is:

Don't hire cheap contractors

Don't over rehab a house

Don't don't pay upfront, no matter how sad the story is.

Stay on top of your work and your workers

Don't give up.

Hi everyone, I'm almost finish reading the book on flipping houses, I cant event tell you how much I can relate to this book! It seems that every mistake i could've made on my journey to getting here, i did!
specially the parts with contractors, over renovating, scope of work - actually the whole book to be honest.

while reading this book all i keep thinking is: yes i did that, and that and that! Man! i wish i could go back in time and start over, but hey we ll start somewhere. in a years time i have learned several things things:

1. If you don't have a clear scope of work you will never finish a project.

2. you cant cut corners with contractors (not all contractors are the same)

3. the more education you have the better off you will be. 

4. i don't want to do the work myself and creating a process is the best way to manage risk, and optimize productivity.

5. * don't trust anyone with your due diligence.

I have 2 properties that i purchase over 1 year ago and i'm finally putting 1 up for sale by the end month. (pa, and NJ)

I can tell you that i learned the hard way.

They will usually get you the phone number, current address and emails or the owner and relatives of the owner. It  ranges from 1$ a search to 15$ a search depending on how many searches you do. The more searches you do with them the less it will cost. Just a tip my friend use proper grammar and complete sentences when you post. It makes it much easier for us to understand so we can help you!

I know this property that has been empty for years I got the owners name but she passed away years ago their taxes are up to date how do u purchased this property. how to I reach out to next to kin or what do I say it write. what contract can I use than how do I get the money to purchases. also do we have a list on price to rehab so we can have a better estimate

Ok I'm new to the field but u already invested Nd have two properties my biggest issues has been the contractors their quality of work has been a nightmare. Now I have a better understanding in the paying process but it was baby sitting in every step. Does anyone have a list of reliable contractors that we can use in nj pa and my area.

Also how do I set up a model, do u get investors ... Get property ... Or you find property .... Get investors
