If I could have a recession done by a push of a button, I'd probably push it. Consequences could be devastating but I'm willing to take that risk.

Second guessing professionals you hire isn't a recipe for long term success. Communicating your expectations before engaging them and finding providers with who your goals and process align generally yields better results. You clearly have a specific manner in which you desire your properties be managed, so it looks like self management is your best bet. 

However, the PM company isn't some petulant child to be punished when they don't meet your unexpressed expectations. They are professionals who have a skill set which you don't posses and should be treated with a commensurate level of respect.

Bill it seems you made quite a few assumptions in your post that are mostly wrong. How do you even know what expectations have I expressed ? Please enlighten me how you also know which skills I possess and which I do not ?

I gave you the reality of your situation.  You’re welcome to ask around, but if this is a D class area, you will continue to have issues. 

Look at it this way.  You evict over 70 bucks.  You then spend thousands getting it fixed up and re-rented.  You then have this same issue.  Rinse and repeat.  I’m just telling you what you can expect. 

 i have the property for a couple years now and rent was coming in like clockwork. I'll pass on your advice.

Ok, small plot twist is that I pay each month $14 for the management company to insure me from evictions. Meaning they will take care of the eviction for free. If I were to go for the eviction way I prefer having the current management company deal with the financials behind it.

 Thanks Tyler, I had a discussion with them about being more strict about enforcing the lease and they made the argument that we are dealing with low income families in this area and I can technically have the tenant evicted but will be affected by the loss of rents. 

Obviously the management company needs to be replaced due to not making a good enough job at screening the tenants. My current thoughts are how I should play this out: Eviction vs. letting the lease end.

If I evict I have a tenant not paying me and I need to wait for him to be removed, this is going to cost me some vacancy with potential property damage. I can also wait out the lease while being partially (most) paid on the rent and just not renew a lease.

In both cases management company has to go once I clear the property.

So I have this property in a D neighborhood (Ybor city, Tampa) and I have a management company managing it. The tenant paid the first and second months promptly, the third was late and the forth which was supposed to be paid on 06/10/2019 was paid partially until now (missing $70). After the first month this has happened I asked the management company to start charging late fees which they said they do but they don't enforce them because they aren't being transferred to the owner balance. So I asked the management company to split the fees with me which is pretty uncommon from asking around. Now late fees are stacking up on my balance as well as the missing rent.

This month the tenant hasn't fully paid his rent nor did he pay his late fees and tomorrow he's supposed to complete another payment which I don't see him fully doing so. I feel like my management company is sloppy / too forgiving with this property. Should I go ahead and start an eviction or should I just let the income continue until I finish the lease and then not renew it ?
