I have been lurking the 911 market for a while now. 911's usually have depreciation during their first years and as time progresses they stabilize in price.  If you buy the right model (GTS, Manual, GT3 etc...) you can definitely make money from a 911. In the beginning of the pandemic there was a slow down in sales of 911's as all dealerships basically closed. Today, it's very difficult finding a deal for a 997.2 or a 991.1 their prices are surging, especially for well kept cars. If you pick up a manual 997.2 GTS today or a turbo you will 100% make money when you sell it down the road. 

To sum it up - Now's a good time to sell if you really want to sell to buy a property but remember that life's too short and you should also have some fun instead of just hoarding more cash to invest more to make more cash.

 Pat thanks for taking the time to respond. My tenants are seeing just low volume puddling so I am hoping if we treat this right away we won't need to get to a point where we're replacing floors. The water meter is moving slowly for my tenants when the water is not in use so I'm guessing the leak is not very strong.

Second plumbing leak came in this week after a tenant reported seeing water puddling on the vinyl plank floors. A plumber today mentioned that the water meter is moving while no water is in use in the house so we are under the assumption the leak is coming from the in-line. The house is a 70's house, block on concrete slab. Old galvanized piping is probably running in the slab and it's starting to rot. Last time the leak was at the back of the house so we broke the concrete, replaced the crumbling pipe and put new blocks in, this time I'm looking to get away from the current piping and have PVC or whatever is available done. 

The house is a 3/1, shower, toilet and sink are in the back, kitchen is also in the back of the house. Total SQFT around 900.

I'm starting to collect offers from plumbers on Monday. Anyone can estimate the range for a job like this  ?

The deposit is being paid to me but it doesn’t cover enough of the owed rent. Anyways this post isn’t about the PM. I was looking for info about how to go after funds owned to me and how to have the non payment put on the tenants record.

So I have a tenant in a house my LLC owns in Lakeland Florida that isn't paying. He didn't pay December and was pulling my PM by the nose that he'll just be little late which became "I can't afford this place anymore so I'm moving out by the end of the month" which now became "I need a few more days to move out" which became a month and a half total time of unpaid rent and counting.

All notices have been posted on time by the PM, during the "I need a few more days to move out" I had my PM prep the eviction package which is ready to submit but she claims we need to wait another 3 days since this month's rent is now overdue so she needs to post another 3 day notice and only afterwards we can file. Strange, but this post isn't about the PM, I'll deal with that later. My PM also says it seems like we might not need to file the eviction because it seems like the tenant is packing up, if he's not out by the time we can file - I'm filing.

Now here's the point of this thread: I'm owed at least a month and a half. Tenant has about 80% of a month's rent in deposit but I'm going bet that money will go towards bringing the place back in shape. My questions are:

1. How do I have this situation recorded in his credit / rent history so that future landlords are aware of this ?

2. Tenant isn't a deadbeat, he just played our kindness and understanding (trust me that'll never happen again). How do I go after what I'm owed ? 

Would love to get the help of the community about these two questions.
