I try to screen each prospective tenant over the phone by asking a few questions to see if they meet my basic requirements prior to showing them the rental. Once they see the rental and are interested, I have them fill out an application. Overall, this approach has worked for me.

Through my experience, I like these zip codes (60656, 60631, 60630, and 60646) for MF buildings in the Northwest side of Chicago. These locations provide vast transportation nearby as well as easy access to multiple northwest suburbs. Rents are very good and nice appreciation too! Agree that today's pricing is not so much favorable in these neighborhoods as supply can be low, however, there should always be opportunities if one is patient and looks hard enough.

1) Yes, you may do it yourself, however, it requires some time and effort on your part as you will need to provide comparables in the area as well as a recent appraisal on your property.

I personally would sell the condo and buy a multi-family property. I recently sold my condo and plan on using the equity to pay off the mortgage on a multi-family property I have.

2 bedroom / 2 bath condo with balcony on the 2nd floor in Mount Prospect (Northwest Suburb). Includes 2 parking spaces. Monthly assessment $224.00 (includes water, building insurance, exterior maintenance). Annual property tax $1,627.81 (2013).

Condo is updated and well maintained and has excellent long term tenants with month to month lease ($1100/month). Never any issues with late or no payment of rent. Well run association with no special assessments. Condo is in prime location (Algonquin and Dempster) making it easy to rent!

In my experience in Chicago, I have found very good tenants using Craigslist and Postlets.
