Looking for a handyman that can replace a bathroom ceiling ventilation exhaust fan with light in a condo in Mount Prospect, IL for a reasonable price. Any referrals would be appreciated.

I suggest contacting a known experienced local realtor in the area that specializes in foreclosures. They will guide you along every step of the process. In general, you may be able to negotiate in price and you do pay for closing. However, every deal is different and unique and thus it may be best to work with an experienced realtor that has done numerous foreclosed deals.

Had the same problem and my wife went to Ace and someone there explained to her how to fix it and what material/tools (screen webbing, small cutting knife, small roller, and string) she needed to do it. She bought the material and tools (not very expensive) and was able to fix a window screen in less than 10 minutes.

Updated 2 bedroom / 2 bath condo with balcony on 2nd floor in Mount Prospect (Northwest Suburb). Includes 2 parking spaces and a very large storage room. Monthly assessment $250 (includes water, building insurance, exterior maintenance). Annual property tax $1,684.08 (2014) paid last year.

Condo is updated and very well maintained and has excellent long term tenants with month to month lease ($1,100/month). Never any issues with late or no payment of rent. Well run association with no special assessments. Condo is located near Algonquin and Dempster, making it easy to rent!

First check with your tenant if they are fine with you showing the unit while they are still occupying it. If they are fine with it, then I would advertise the unit for rent detailing the improvements that will be made to the unit. This will give you the earliest exposure to potential renters that are looking to rent in your area.

Margaret, something else you may want to consider is the niche market you are interested in serving and the brokerages that specialize or dominate in those niche markets. Certain brokerages cater to high end / luxury properties in certain areas like downtown Chicago. This is where your earning potential can be much higher with commissions.

I would simply have a conversation with your tenants and help them understand that the rent is under market value and see how best you can raise their rent so everyone is in agreement. If they do not agree to pay market value, then they will simply need to move out, so you may look for new tenants. Have a conversation with them sooner than later, so there is no surprises and everyone is prepared to take next appropriate steps.
