 I like the area.  I own 4 properties in PP and Buffalo Gardens.  I am building 4 new construction homes in the area as well.  The crime is low in the area.  It is definitely improved a lot in the 5 years I have owned properties in there.  

Hey Lesley...Thanks for your input!  So this is the listing I may have an opportunity on.  It's on E 46TH in Panama Park, brick duplex in a primarily single family housing development.  I talked to several locals and the fire chief and got mixed reviews.  The fire chief advised against this area, but did say progress is heading that way.  But here's the listing....can you tell me what you think?  Thanks again!

I'm looking at properties in the Panama Park area of Jacksonville.  Area is north of the city close to Airport, zoo, city, but is very light on immediately close services like box restaurants, coffee shops etc.  The Trulia crime map indicates low crime.  Is there anyone who is familiar with this area and can provide input / feedback on buying rental properties there?

There are 2 under-cared-for properties in my street.  These properties are not listed for sale, so I'm looking to connect with the owners to ask if they'd be interested to talk about selling and open that conversation with them.  My thought was to send a letter.  Does anyone have a template for a letter such as this that you'd be willing to share, or a suggestion for approaching these folks?  One property owner lives at the residence and the other lives somewhere else and is renting that property.  Love to hear your thoughts!  Thanks!!
