Have a Template for a letter offering to buy unlisted property?

Question

There are 2 under-cared-for properties in my street.  These properties are not listed for sale, so I'm looking to connect with the owners to ask if they'd be interested to talk about selling and open that conversation with them.  My thought was to send a letter.  Does anyone have a template for a letter such as this that you'd be willing to share, or a suggestion for approaching these folks?  One property owner lives at the residence and the other lives somewhere else and is renting that property.  Love to hear your thoughts!  Thanks!!

In my books, physical contact is the highest value. A phone call from a neighbour ranks right up there. I wouldn’t dilute that opportunity with a letter. Same with landlord. A phone call is sooo much better. If they aren’t ready, don’t be shy and get their permission to drip mail their way as a reminder.

@David Sweigard Want you need is a bit of luck and due diligence. Create a letter and print it out or hand write it including the address so they actually open it. I did the same last fall, got a lead, but couldn't agree on the price. It's frustrating but it's part of the process. The owners weren't motivated.

The volume of marketing going out for deals in this market is insane. Given the amount of mailers, texts, and skip trace going on you're probably not the only investor eyeing these properties. If you see an owner outside say hello! Actually talk to people and be a friendly neighbor because that's way more meaningful than a piece of paper in the mail.
