We are a title company state. There are many investor-friendly title companies around. I use Albatross title services out of Saint Petersburg FL

IMO, your offer should really be based on a flip as the main exit strategy. As a rental, if you can’t rent long-term and at least break even when you refinance, it’s not a good deal, too much risk there.

What are your holding costs looking like?

Are you financing the rehab?

What % of the $140k is going to operating expenses?35%?

How much could you rent it for long term if you had to?

How would a variable purchase price work if you’re transferring ownership at closing as a sub-to? Are you structuring this as a partnership with the seller?"

    Hey Austin, 

    Before trying to wholesale, you have to fully understand what makes a property a good deal for an investor (flipper or holder) to be able to reverse-engineer the process and come up with your MAO.

    Network with flippers in your area and simply ask what they're looking for in a flip. Are they focused on a %ROI or a net profit per deal?

    For example, in Tampa Bay, I know I can sell a property all day at 80% of ARV minus repairs, so my offer would be that result minus my fee.

    Just get a license, which is ridiculously easy to obtain nowadays.

    You need to sign a regular purchase and sale agreement with an assignability and marketing clause with you as the buyer. Then, when you find an end buyer, you would just sign an assignment agreement.
