There are no restrictions from other states that I need to follow then?

Side note: the seller wants the contract through snail mail. Any advice on sending it over signed/ unsigned and how many copies?

I am trying to purchase a property in Florida. The seller lives in Virginia ,and I live in California. This is likely going to be a cash deal. 

Which state contract law should I be following here? The state of the seller? Of the deal? Of me? Or all three?

I have heard other investors talk about a company called Boxabl based in Las Vegas doing exactly this. From what I have heard, they have a 300 sq ft model for around $50k. Pricing could be area specific ,but I hope that helps.

Get this man @Jim K. on the BP podcast. Do a special show where you walk him through how to invest the money, maybe even bring in some tax specialists and other people to meet the legal needs. It would definitely benefit the community, and it would be extremely interesting.

I would give it a listen ,and I don’t think I’m alone.

While pulling lists for wholesaling, I've come across a few interesting properties. These would have a small 1st mortgage amount -- say $25k -- and then a massive secondary lien (often tax) around $1M. Since the mortgage is the primary, how can I wipe out the tax lien and help the homeowner out?
