Complete renovation in 2020, practically everything is new. Main upstairs unit is 3 bed / 2 bath. The two downstairs units are 1 bed / 1 bath. Separate back unit is an ADU studio. AC in all units. Gross rent $7200. There's a city violation because the bottom was converted from a single unit to two units a long time ago. Buyer would be responsible for resolving the violation. Due to the violation, conventional loans can be difficult to approve, so keep that in mind. I can provide additional pics upon request.

I'm in Layton Utah and have a copy of 40 Ways to Increase the Net Income of Your Rental Property, by Al Williamson. I read the book and it was pretty good, but I don't need it anymore, so I figured I'd pass it on to someone local that wants to come by and pick it up for free.

In the recent wind storm, I lost a small section of vinyl siding on my primary residence and hoping maybe someone in this forum is willing to share contact info of their favorite handyperson that can take care of oddball jobs like this. If you know of someone, please DM me. I live in Layton UT.

The reason I believe I need to set up an LLC is because all the hard money lenders I speak to say they won't lend to individuals. They only lend to business entities. Since the property I want to get is in California, I imagine the extra fees are going to hit me whether the LLC is formed in CA or some other state.

Hi everyone. I'm looking for recommendations of attorneys that would be good at setting up an LLC for doing a BRRRR project in California. The project is specifically in Oakland, but that part probably doesn't matter. I'm hoping to get the LLC set up quickly.

I have been told that typically when the real estate market is strong, rehab/construction workers are easily kept busy and it's harder to find the good ones for good prices and available enough. Meanwhile, when there is a recession, there is a surplus of workers struggling to find projects. Now that the market is high and most places have a hard time getting contractors, are there any little pockets of areas in the country that actually have a surplus of contractors? I think that would be pretty interesting to find those little pockets.

Too many serious answers on this thread. I'm reading What If by Randall Munroe. The subtitle is "serious scientific answers to absurd hypothetical questions".
