Just out of curiosity, why woudn't you be public in your referral? Wouldn't more referrals benefit the GCs and (assuming everyone mentions you) benefit you as referrer?

County records to be 100% sure. And you can also just ask them. Most people will tell you if they are owners or just representatives.

And/or assignees

Make sure you are honest with the sellers and buyers and everyone in between.

Remember always that you are selling A CONTRACT, not a property.

Uber thanks. That is literally the first time I fully understand a numbers scenario. I'd usually be lost on step 2. But for you to break it down that way is immensely appreciated. It kinda makes my idea seem brilliant. 🤣🤣🤣

Seriously though... While I find the complexity of the scenario intriguing, it does, ultimately, seem idiotic. But so much learned by running the numbers.
