$10 says you arent serious. If you can't put down the $1K then you need a JV partner NOW unless you want to be the wholesaler everyone on BP hates because you are misrepresenting yourself as a buyer. Or you can find an interested buyer first and then the buyer will provide the EMD. Your contingency is inspection, not partner approval. "Partner approval" screams newbie who can't perform. You need to inspect the property no matter whether you hire an inspector or have a boots-on-the-ground person do a walkthrough. OR you can have the seller take a crap-ton of pictures and show them to your buyer. You have time for EMD and inspection so don't panic. Make a proper offer AND make sure you can perform (by having a buyer ready) and you won't have a problem.

I'm having the same issue with organizing the list after the first set of calls.  There are CRMs that will help with that, but I haven't had time to research which would work for me (I work 60-70 hours/wk at my support job).  I also want to hire VAs but it's too soon.  There's no money coming in yet, so it's irresponsible to spend on something you may not be able to maintain.

You also need to understand that "in talks" is NOT a deal.  They are still just a lead.  Maybe a "hot" lead, but still a lead.  It's very important (mentally) to know the difference, because if you think it's a "deal" based on verbal almost-agreements, you will be mind-screwing yourself if you don't get the contract actually signed.  

Keep grinding it out.  We'll both get there!

Great post. I have little money going in but I'm using it strategically and picking up the slack with hustle. I have a clear plan with specific goals and strategies and my success is (almost) guaranteed as long as I don't give up.

One of the things that I've already learned is that there are very ignorant noobies out there making me look like a genius.

I've been going back and forth on it. I think I've decided to rhino through haha and get my first deal or two and then sign up. It will be much more effective to have real world perspective instead of untested (for me anyway) theory.

When D4Ding, are you looking strictly for abandoned and messed up, or do you also include sloppy and unkempt?

I did my first drive today and covered my entire borough (about 2 sq miles) and only found 8 properties... 5 sloppy and 3 possibly abandoned.
