@Jake Thomas what would be the other options? partners, all cash, other types of loans available? seller financing 

How many properties do you own?

Thanks @Jake Thomas so, there are no loans where we do not need to live in the property for the first year? 

I want to find a low down mortgage so I have more money to invest in other properties at the same time and not drop 20% every time.

I am looking to buy two properties a year. Are there any loans available with low-down payments like an FHA loan where I do not need to live in the property?

I am currently looking to buy a SFH or a multi-unit property as an investment. I currently own a SFH.

I need an investor friendly agent in South Florida to help me buy an investment property. I am looking for a SFH or a multi-unit, duplex, triplex, or a fourplex ideally in Broward county but would be open to Palm Beach County and Miami-Dade county for that right deal.

I'm already pre-approved for a loan up to $200k and actively looking on the MLS and other sources.

I need someone that knows the current rental market really well. I need great advice and to be turned in the right direction. I need someone that knows what units should be rented for in areas that i'm interested in.

Hello again everyone, I am still new at the real estate investing game and have a passion for real estate. My goal is to buy two rental properties a year for the next 5 years. 

How do investors buy quickly like this? 

I currently own a single family home. I want to buy a multi family or other single family homes. I got approved for another loan yesterday.

I read about and listen to podcast from other investors the buy then refinance to cash out to purchase another property? 

So the question is how do I buy two properties a year like this?

Thank you all for the advice these are all great points of view. I'm still not 100% decided on whether to use two partners.  I will have a clear discussion with everyone and take it from there. If we are not all on the same page I will proceed on my own. Maybe invest in the 1st one then bring on a partner, Lets see what happens. I know for sure I will be investing with or without partners!! I have goals..
