I just ran into this same issue.  I sure wish that I could have brought myself to increase after getting the responses thst I did but I refrained. But the new tenants may get a bit of a shock at the end of their lease.  It'll be a whole year though.  So I'm sure they'll understand.

Hello BP fam. Situation: I'm a fairly newbie. 3 houses so far and this month is my 1st turnover. I have a tenant moving out this month on the 24th and already have a qualified applicant who placed a deposit to hold for the 1st of next month. (I know.... great problem to have!) So the exiting tenant is asking what should she do about her utilities upon moving out. It's a SFR, tenant pays all utilities.

Question: Should I temporarily place them in my name for that short period? Shut them off? Or ask the incoming tenants to have them switched around the 24th since they'll be taking over around a week later which seems unfair since their lease will not begin until the 1st?

Hello. Needing help on how to notify tenants of a change in policy. I have 2 active rentals and rehabbing my 3rd so I'm still pretty small time. With that said, I do intend to scale up while managing the properties myself. (As long as it's feasible) I no longer plan to collect rent in person. SCHEDULING! Whew! I just opened an account separate from all other accounts and plan to have the tenants deposit directly to that account.

So... question: How do I notify my tenants of this change? Letter? Email? In person? I'm thinking a letter would be best so I can include the account number,  banking locations, and hours of operation.  Any help is appreciated.  A sample letter or similar is GREATLY appreciated!
