Daniel, you are going to have to put 20 to 25% down on a conventional loan. There are other ways such as having the seller finance part of the down payment and 1 million other creative ways to do it. Just remember though it doesn't matter how much you put down if you're not hitting your numbers. Most people try to get at least 12% cash on cash return and $200 per door cash flow. I hope that helps.

OK, guys I was looking at places to invest and I came across Memphis, Tennessee. Now some of the prices look really cheap, but I know looks can be deceiving. So what am I missing people, if anyone has experience with Memphis can you please fill me in about the good, the bad, and the ugly. Thanks in advance you guys rock!

I know I'm not getting at least 100 per unit, but it looks like I can if I slowly fix up units and raise rent.

Ok, I'm going by the sellers numbers. There is 8 units, 4 2b1b and 4 1b1b. Rent is under market, so it looks like a good deal. So, my wise peers what do u think?
