I just heard from my Leander and he says I can put 10% down and get a SFR or I will have to put 25% for a multi-family. I want a multi-family, should I wait save up more, go for the SVF and get more leverage, or keep looking for a 20% deal? Thanks in advance!

Thanks @Ralph r. Ok so it's sounds like to get the 50% rule  and cash flow I need to get a super great deal? How do I do that?

hi guys,I own my home in Southern California and I'm looking to buy my first multi family home for investment purposes.so now I'm just wondering should I put 20% down and get a smaller duplex, or put 10% down and get a fourplex? Thanks in advance!!!!
