@Judy Parker there is an attorney in Morris County that specializes in NJ tax lien issues, Micheal Pellegrino is his name, he wrote a book on this subject as well (NJ specific). @Jonathan Greene

While I believe that it is doable and I have Wholesaled myself in very hot markets on the east coast, the The problem is that deals , very unpredictable and tend to come out of nowhere, but when you hit one you usually hit a home run, That being said your return on time might be terrible because if that one or two deals per year don’t show up your waisted a year, rather perhaps find a sub market outside of LA we deals flow more predictable,

You will know that if you mail thousand mailers it will bring you one deal and so on.

@Garrett Knecht you should be very happy that she left, she could’ve stayed six months and Not pay you and you couldn’t have done anything regardless.

Don’t look behind, look forward swallow the loss and move on.

As far as small claims court go: these people usually never have anything in their bank account in excess of a couple of hundred dollars, they are essentially judgment proof.

Just my two cents.

@Greg Gaudet First thing you need to record the contract, then you can drag him to closing by showing that you are serious, or you can tell him that you will release him from the contract for a fee, the long drawn litigation route is  Seldomly recommended, only the attorney comes out a winner for the legal fees,

@Ibrahim Hughes I am having now a similar situation, Where are the property has been probated out of the county, neither the owner or the kids   were ever US citizen, but the estate was probated out of the US, It’s doable but tricky, DM me I’m working with the great title company.
