Just sat through a webinar with Equity Street Capital. Wondering if anyone had long term experience with this group, and how it was going?Thinking about investing with them on commercial.

Has anyone sold turnkey properties that they have held for a long time?  If so, how did it go? In thinking through this type of investment, I want to know what to expect when I go to sell it, or if my children inherit it and go to liquidate holdings. I own 2 in Memphis, with Memphis Invest.

All true about EquityBuild and EquityBuild finance.  Being sued by the SEC, cited as being a Ponzi scheme.  No more interest payments and one letter from a Receivor.  No word about how much or when principal will be returned.

I’m flipping a house in New Jersey, built in 1983, 4 beds 2.5 baths, and it has a pool. The concrete pool hasn’t been used in years. Tile is peeling, walls have missing paint, deck around pool is uneven. Should I demolish it or repair it?

Have an open house this Sunday and realized some windows without bug screens look cleaner. Should I take them all out and put in the basement? Do other people do this rom the beginning?

Yes, the commercial rental is a good idea. They could live in the house and have a business on the first floor, or build something near the street. We're advertising on LoopNet/Costar.

yup. Over the ARV,. Had no choice but to finish the house. First contractor cheated me.

Made a ton of mistakes with my first contractor, then switched to a new one. Lots of unforeseen expenses in a full gut rehab. Now I'm overspent by $35k+ vs the ARV of $230k. Rent possible is $1500. House is not in a great location, across from double yellows on a highway, but is zoned commercial. Any recommendations?
