Thanks David. As a lender I'm guessing you see a risk.

Thanks Nathan. It's sort of hidden, so not a problem from a storage perspective, but I'm worried about resale or further issues of contamination. It's in New Jersey, which seems to be more sensitive to oil tanks.

Converting from oil to gas furnace. Should I remove the oil tank in the basement? Quote to remove is $700. It's a flip, but could be a rental if it doesn't sell at the right price. Thanks, David

Thanks guys, great insights. Makes sense. I think I'll make an offer but be cautious not to over renovate.

I'm looking at at house that is near power lines and across the street from an electrical station (distant). The house is a two bedroom, ideal for a single person or small family. Price wise, the house will have an ARV of $350 in a neighborhood full of $500 to $1MM homes, with a good school district. Thought is someone may want a lower price point to enter the area, access the schools and be close to a nice downtown. There are other houses on both sides of the street that appear to be well maintained. 1 acre of property. Any thoughts?

I'm interested in private lending with Equity Build.  Interested to hear if anyone has experience in lending with them.
