Hello BP Community!  I took a brief hiatus from my investing in order prepare for my wedding coming up in a month.  Everything is finally in order and now I want to run at least 1 campaign before the big day to get the ball rolling again and possibly knock down a couple nice deals to help foot the budget :-)

Anyways to the topic at hand...

We have always used Yellow Letters . com to handle our marketing and so far the response has been about 2-3% - majority seem to be "tire kickers," so we are considering a little different approach.  Instead of doing the standard yellow post card #3 that I am sure all people in my area are sending out, we'd like to look at some other options while keeping our costs low.

Our price is $0.38 per letter for around 5300 or so letters.  

Should I just stick with that for the price, or are there any other companies that would offer a better price or a similar price with a better option for an attention grabbing mail piece?

Hello, my fiance and I are coming to Austin on October 12-16.  We would like to setup some viewings the during the day of the 12th and possibly the morning of the 13th and 14th.  We need a realtor that is also an investor or works with investors to show us around some downtown and near the university properties.  We are looking to make a purchase in 2017, so less speculative and more serious prospects would be our aim.

Hi, I was wondering if anyone has a sample letter to withdraw an offer on a cash purchase.  We are in the inspection period until tomorrow and my contractors numbers came back about $6k higher than expected.  This leaves too little margin for us to be comfortable.

Since I am still in my inspection period, I understand I can withdraw for any reason, but I want to send an official letter and get it signed by all parties so the Title company will return my EMD.

My brother and I are looking for cash buyers that want to get notified about properties in the Toledo area. We are currently focusing on the Sylvania market, but we have located some GREAT deals in Toledo (city) that are good for rental investments/rehabs.

We are also looking for rehabbers that would like to partner on any deals that we decide to pursuit as a project as opposed to selling at wholesale.

Paul Lucas I might be possibly interested in partnering or at least I can give you some good advice about the current state of the area. I lived there for about 8yrs and travel to the area about 3-4 times a year for football season and to visit friends. PM me with the address or the neighborhood and I can tell you if the rents can go any higher or if the neighborhood has gone up or down. Also, I have a friend that works very closely with one of the more prominent PM companies in the area and can plug you in if you'd like. Just let me know how I can help man.

Mark Nolan we just started doing Roth's this year at my employer so I don't have enough in there to borrow from. Thanks for the suggestion though.

Vanessa Pham thanks for that insight. Yes, I'm fully vested and I've got enough to allow for the full $50k. Also, I've spoken with the 401k administrator and it is setup so that I do not owe the full loan if I decide to leave my company. They also do direct withdrawals from my checking account so I should not have to worry about defaulting and causing a taxable event.
