Hey Matt, 

are these 1-4 unit properties or 5 or more? For 1-4 unit properties I've worked with Valerie Lee at Upstate Mortgage (a true local broker) and Southern First. For something like this I had a much better experience with Upstate Mortgage.

For commercial properties a local lender like Synovus (formerly NBSC) Bank has been great for my needs. Happy to refer you to my guy there if that's what you need.

I'm not familiar enough with the Winnsboro market but with the power plant out and now Walmart shutting down I can't imagine it's really booming! You may be able to get a good deal but unless another manufacturing plant makes its way there, most of the appreciation is going to be closer to Chapin/downtown Cola.

I am an independent agent in South Carolina and can help out. I work with a few carriers that are great on residential rentals (including Foremost) and several good options for commercial property if that's what you're looking at.

Kashif, I work with two property management companies and can reach out to my contacts there for a referral for you. I have 4 units in Anderson and am only about half an hour drive.

Even if you don't require it, ask your tenant--if you started a fire in my kitchen, my insurance will repair it. Then they'll sue the person at fault. Do you want to be on the hook for $20,000 for MY new kitchen or do you want your renters insurance to cover you for it? It's $10/mo MAX for a $300k liability policy. No brainer. 

As an insurance broker, I've had multiple investors' insurance policies go after the tenants after claims like these and I can't believe that more landlords don't require it.

 Thank you for your advice. I do have a few investor friendly realtors I work with--they have no problem with a low ball because they get it. This one in particular I was planning on working without an agent.

 They are anywhere from $120-200/sq ft. This one is just shy of 1100 sq ft 2/1. In my opinion this doesn’t do compare in quality with the 3/2 homes that are selling at 150/ft

Looking at a property listed in the $180k range that might rent for $1400 (it was listed for $1200 earlier this year). It's been a rental the past 12 years--is it insulting to offer $140-150k? It's been on the market in a hot area for a month now. Is there a good way to offer without being insulting or just send an offer assuming the owner knows they are overpriced? (in this market people are paying way more than they should for primary homes so there is some merit to the list price)
