Go to meetups with the intention of going to lunch with 4 new people every month.  Grow your network.  Share on social media and with everyone you know what you are doing.  People are attracted to success.  Deals are attracted to those who seek them.  Tell every agent and wholesalers you know that you are looking for deals.  When they send you deals, RESPOND to them as quickly as possible.  Even if it isn't a deal, tell them what price you need to be at to make it work.  MAKE MORE OFFERS.  If you can't find good enough deals, make more offers at lower prices.  If 1 in 100 get accepted, make 100 offers!

I started exactly where you are and it seemed like it would never grow. Until I got a few deals that didn't need much work, and I got a few private investors I met at my local meetup. Now I can do several deals at once, with several exit strategies. KEEP GOING! I am now using direct mail marketing to get seller financed deals. If I only have to bring a small down payment and the rehab costs to the table I can do bigger deals with less money and I aim for 100% ROI on each deal. (example, buy for $100,000, no money down, put $10,000 into rehab, sell for $130,000. After closing costs make $15,000. 150% ROI)

Finally, make sure you ask yourself the right questions.  Not, "Why am I not successful?" or "Why can't I get out of this".  Instead ask, "Who do I need to meet to grow, who can mentor me, who are private lenders I know, who can I ask for deals".  Keep doing what you are doing and start networking, keep reading and keep taking action.  I wouldn't be surprised if 12 months from how you have multiple deals going at once.

As we discussed previously, it is important to not just consider the numbers but also the condition of the property.  A Class D neighborhood looks great on paper but can be a nightmare.  It is far more valuable to spend a little more on something in better condition in a better area which will lower your vacancy rate, your turn costs for re-renting property and your headaches.  Hope that helps!

Nick,

I am in the Lansing market and happy to help with locations and recommendations on neighborhoods and price points.  What you want to do can certainly be done here but I've seen people get burned by spending too much and not being able to get their expected value on the refinance appraisal.  So you do have to know your numbers and partner with a competent agent before starting.

I'm curious to know what was it about those three markets that made you decide to try a BRRRR there?

Coffee and Real Estate is a free event, open to anyone interested in Real Estate. It is meant for newer investors to bring their questions to learn about Real Estate Investing and the Lansing market. We will discuss more basic concepts of real estate, setting goals, accountability, buying your first investment, what commercial vs residential is, what is wholesaling, what is a good return, how to find investments, etc.

Bring your questions, bring your knowledge and help us sharpen each other.
