I live in NY but am in Providence at least 12 nights/month for work. I’m looking to purchase a multi family in Providence, RI.  My plan was to use one the units myself, and AirBnb it the time I’m not there.

Turns out there’s a new rule that says you can only do AirBnb if you’re an owner occupier. My agent says I could switch my primary occupancy to Providence, and my wife can keeps hers as our home in NY so we keep the tax exemption there. She says plenty of investors do this. My accountant doesn’t think it’s possible. 

I’m wondering if anyone has done this, and if so is there anything I need to know?

I’m headed up to Providence today from LI for work. I’m planning to buy a rental in the area. I’m a total newb but would love to tag along if possible? 

@Art Perkitny Thanks for that map. I'm also looking in the Providence area, hoping to get a 3-4 unit building early next year. Must be a seller's market on the east & west sides. Seems like just about every listing says either contingent or pending.

I'm looking at a multi-family property in Providence, RI that is listed as "a legal 2 unit plus additional studio apartment" on the top floor.  Sounds like the studio has its own bathroom.  Plan would be to rent out both 2BR units, and I would use the studio when I'm in town every other week for work. 
Assuming AirBnB doesn't get outlawed in Providence, would I be able to rent out the studio on AirBNB for the days I'm not using it, even though it says legal 2 unit?
