Michael Biggs yes we decided to put the balance into one new mortgage and the monthly payment will come down $300 and lower rate.

Hello Jonathan, thanks for the reply! That's what I had in mind, instead of paying the second loan @ 38k, I told him we should invest this money somewhere else ( I am a commodities and futures trader) and after a year or so pay down that 38k.

Hello BP members! I have a question regarding refinancing a home with a lien on it. It's a long story but I will make it short. My father took out a second mortgage on our primary home before the financial crisis ( not sure why, I was only 13 years old at the time) fast forward today, he is looking to refinance our home but we were told our monthly payments would go from 2750 to 2450 but he has to pay the second mortgage which has a balance of 38,000. The bank negotiated the loan which originally had a balance of 158,000. My question is , is it a good idea to pay the 38,000 to bring down the payment from 2700 to 2450?

I have been looking at this vacant property for a while now. Long story short , home was getting re modeled owner is delinquent ontaxes since 2015. Propert left under construction. I was thinking of sending a letter to the property owner, but he does not live at the property so I'm sure he will not receive my letter. I went on to LA Tax Assessor website but found nothing. How can I figure out where he is actually staying or get his phone number? Thank you, David

Will Barnard When it came to paying the contractors who took care of that? I am hoping to do my rehab soon, but I was told that I am suppose to pay the contractor out of my pocket and hard money lenders took care of financing the rest? Is this true?
