Investment Info:

Single-family residence buy & hold investment in Morrow.

Purchase price: $115,000
Cash invested: $17,220

Property was purchased for the equity and not the monthly cashflow. As well, we utilize the repairs and capitol improvement for write-offs. With the long term tenant of 12 years, the security of the small return is worth the risk of the monthly cashflow.

What made you interested in investing in this type of deal?

Knowing that the equity is there, should I ever need it.

How did you find this deal and how did you negotiate it?

Brought to me by another investor.

How did you finance this deal?

Traditional Investment Mortgage

Investment Info:

Single-family residence buy & hold investment in Jonesboro.

Purchase price: $115,000
Cash invested: $17,250

This property was purchased to hold. The equity was what we were essentially purchasing. The monthly cash flow is very low, but well within the margin of making a profit each month.

What made you interested in investing in this type of deal?

It again was part of a deal where we agreed to hold the property for awhile, before selling it.

How did you find this deal and how did you negotiate it?

A local Realtor/Investor.

How did you finance this deal?

Traditional Investor Mortgage, with 15% down.

How did you add value to the deal?

Immediately adding capital improvements.

What was the outcome?

Everybody was happy.

Lessons learned? Challenges?

Always find out more about the "Handyman" and his skillset, that serviced the properties prior to closing.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a Real Estate Broker and represented myself
