Investment Info:

Single-family residence buy & hold investment in Jonesboro.

Purchase price: $115,000
Cash invested: $17,250

This property was purchased to hold. The equity was what we were essentially purchasing. The monthly cash flow is very low, but well within the margin of making a profit each month.

What made you interested in investing in this type of deal?

It again was part of a deal where we agreed to hold the property for awhile, before selling it.

How did you find this deal and how did you negotiate it?

A local Realtor/Investor.

How did you finance this deal?

Traditional Investor Mortgage, with 15% down.

How did you add value to the deal?

Immediately adding capital improvements.

What was the outcome?

Everybody was happy.

Lessons learned? Challenges?

Always find out more about the "Handyman" and his skillset, that serviced the properties prior to closing.
