Exactly when or how can we predict the next downfall? Do you have any 4plex in Perris, Moreno Valley, or Hemet? That's where I'm looking to buy my first home/investment. Do an FHA to start and eventually grow my portfolio.

@Enrique Huerta Thank you got your response. Yes I forgot to mention. I would definitely live there, rent out the others. I also plan to keep the 4 Unit because I’ve also heard there will be growth in development and jobs. I do not have funds (only 5k) for down payment. I have heard that there are plenty of funds out there for first time buyers to the point where I would have to put any money out of my pocket, is this so? Calhafa, fthb program, and also heard the county of Riverside still have funds left to give first time homebuyers that will fund both liens, closing and down payment for low income family’s. Any advice where to look for such programs? Or knowledge about it as well?

Hello BP family,

I need your help! I currently reside in Riverside California, and was looking to buy my first home, but a 4plex to start my investing endeavor. Everything I’m looking at seems to be so high, and the cheapest I see is in Hemet Ca. Do you think it’s a good time to buy right now? Is Hemet a good place to live? Should I wait for the market to fluctuate? I’m overwhelmed. Please respond! Thank you in advance!!!

Looking to buy a 4 Unit where I live In Southern California as a first time buyer because I personally believe that I will gain more experience and knowledge on becoming a landlord and managing the property myself. I want to scale up into commercial units in the future. I don’t want to get into sfr. What advice can you give me on this? Thank you so much in advance!!!!

Hello BP Family! I was just wondering if I’m able to use an FHA Loan as a first time buyer for Multi Family Units in Southern California? Never purchased a home but I would like to go straight into multi family and live in one of the units if possible. If so, am I limited to the Units I can purchase with an FHA? I greatly appreciate your feedback!!!
