Hi Guys. I have used Turno for years but, for some reason, did not receive any leads for a cleaner in Seattle. I talked to their tech support and they still haven't gotten back to me. Besides Turno, does anyone know of a reputable Cleaner/Handyman in for STR in Seattle?

Just a quick note: Indio charges an $1800 yearly STR permit and will fine you $1000 if your trash can is out on the curb more than 24 hours after trash day pickup and $1000 if there are any outdoor music complaints at any time of day. (could be 3pm or 3am) No warning notices.

@Lee Ripma

I’m looking at Calabasas, encino,

and Woodland Hills. I’m willing to buy a fixer with a renovation loan.

Hi Everyone

I am looking to buy a house to live in Los Angeles County. I want the house to cash flow when I decide to move out. It can cash flow by itself or with the addition/conversion of an ADU

Currently I have A detailed calculator on income and expenses. I also Look up what the house will rent for by checking out comps, talking to agents, Zillow’s “zestimate” and rental meter.

I then plug in the rental income into my calculator. I know we all deal with this tedious work.

Im looking for an online app in which we plug in our expenses and then will automatically index the MLS and online sites to show us the properties with potential positive cash flow.

I looked at an app called "Housefolios" But it requires you to Manually export the listings you want from the MLS and then manually upload them into the website each time.

I know it has to be out there. Please let me know if you’ve found it!

Thank you so much

Dave

@Dan H. Thanks a lot for the amazing info. Are you saying that once I move out of the house, I will only be able to rent the main house, the ADU, and not the attached JADU? Are you sure?

Who would be the best professional to talk to about Los Angeles house appraisals after ADU and JADU additions?
