Are There Cash Flow MLS Apps?

Hi Everyone

I am looking to buy a house to live in Los Angeles County. I want the house to cash flow when I decide to move out. It can cash flow by itself or with the addition/conversion of an ADU

Currently I have A detailed calculator on income and expenses. I also Look up what the house will rent for by checking out comps, talking to agents, Zillow’s “zestimate” and rental meter.

I then plug in the rental income into my calculator. I know we all deal with this tedious work.

Im looking for an online app in which we plug in our expenses and then will automatically index the MLS and online sites to show us the properties with potential positive cash flow.

I looked at an app called "Housefolios" But it requires you to Manually export the listings you want from the MLS and then manually upload them into the website each time.

I know it has to be out there. Please let me know if you’ve found it!

Thank you so much

Dave
