Hi Guys

How would one find a Socal real estate agent to bring me duplexes that need work? I would like to fix the place up using a 203K loan and live in one of the units. I cant find any RE agents that specialize in distressed 2-4 units in Socal. The ones on Loopnet have a 1 off here or there. Any help would be appreciated!!

Hi Guys

Im looking for a distressed 2-4 unit property to rehab, make beautiful, and live in in Southern California. A value add house hack. 

I will be doing a 203K loan. I have my lender. Now, I just need a real estate agent who knows ARV's and has lots of experience in House Hacks and dealing with 203K loans. The RE Agent section of BiggerPockets is too broad.

I also need to choose from one of the many HUD consultants in the area.

Has anyone worked with either in Southern California?

I love the BiggerPockets community. Instead of searching on HUD, Can anyone recommend a Rockstar 203K and Homestyle expert lender who services the Southern California market? Preferably one that specializes in 2-4 unit properties.

@John D. Thanks a lot to you and everyone for their input. I'd like to stay in Socal but im all over the country looking for the best Short Term Rental COC, CAP Rate, and NOI. As for Palm Springs, besides brokers/agents, how do you recommend finding deals in the area? Im looking for a minimum 20% COC return in the city of Palm Springs with a 20% down payment of no more than 250K. Thanks again

Hi There

I'm from Los Angeles, CA and have 7 years of experience operating vacation rentals across the country via master leasing them. I have never operated one in the Palm Springs area but Im interested in buying a non HOA vacation rental in the Palm Springs/Desert area. If you had to buy a non HOA, non condo, vacation rental with the highest ROI, Cap Rate, & COC return in the area, where and what would you buy? I have up to 250K of my own money as a down payment. My company will be the property manager of the home.
