I use reverse phone lookup on whitepages.com sometimes. Also, if there is now number associated with the address, look up the criminal court docket. They may have been sued or gotten a speeding ticket and the court dockets show the person's current address.

DO NOT USE FOAM!! In an area of high moisture and humidity like that, the foam will hold the water. I know you're talking about the Great Stuff and that's what I am talking about too. It says on the can that it may hold water. I would use something else or pull it out and put it down in plaster or concrete.

I am sorry Christian, but I am going to have to disagree with you about your slow crawl towards communism statement. I think our current president has pushed our country more toward communism that any other. He has totally suspended areas of the constitution behind a cloak of "National Security" and international threats. He has a private police force in Iraq right now you may know of called Blackwater. A private force with absolutely no accountability to anyone concerning actions and procedures. Who was the last leader with an unaccountable police force... I believe they broke some windows one night... Communists also have secret prisons for intimidation of normal citizens... I believe there is one somewhere in Cuba. Not to mention the nationalization of our financial and automobile industries.

After you have located an end buyer, is it your responsibility to submit the paperwork to the title company in order to get the ball rolling? Do you usually stay in contact with all parties and the title company to make sure everything is going smoothly? Closing first deal shortly, wish me luck!

If you know any private real estate appraisers, they have access to the MLS as well to show comps in an area. They are going to be cheaper than a realtor as well.

I would talk to the neighbors in that situation. They may know someone (kids, friends) that needs a home.Tell them you wanted to give them the first option as to who lives there. Make them feel involved and they may work for you without knowing it. Are you able to offer financing, because I find that to be a big thing right now. Offer it on land contract or lease option and get some income from it.

Don't ask for a notice of default list. Ask for all foreclosure filings from Monday to Friday of that week. The banks don't let the courthouse know when someone defaults, but they will when they file a foreclosure suit. I got mine this morning, as I do every monday morning.
