it sounds like you need to find an experienced partner or do some more research and education...... no offense but you don’t seem to know some of the basics ..... and that’s ok...... but maybe study some more and practice running numbers or find some one to help you. You will learn the most by just doing it but you at least need to know what a good deal is.....confidence comes with experience...... it’s ok  to make mistakes...... maybe shadow someone or find an  investor  that needs help that you can learn from along the way

We invest in Portland and the West End......you just have to be strict about how you screen......have a criteria and stick to it...... run yours numbers and don’t get anything with tight margins for cashflow......there are some nice areas in the West...... drive around and you’ll be able to tell......

@Aaron Hans the process took about 3-4 weeks.... I would guess it doesn’t matter when they get involved but the earlier the better so they can walk you through the different options you have with lending 

@David Heath Jeff is at the Grantline branch and yes they loan on property in Louisville as well
