It could also be a function of their emotional and physical condition - avoiding the issue. It's an actual symptom of anxiety and depression which I can see would accompany sickness, especially if we are actually talking about COVID. Having said that, start the eviction process according to local regs. Ultimately, you better protect yourself.

This is one of many absolutely critical factors in getting valid comps. You can look at a sell price of a home next to the one you're trying to get an ARV on, and be impressed and pleased with yourself at what you think you will now get for your house, until you see the SF of that comps is 1000 more than yours. Rule of thumb for me is that for a comp to be a valid, relevant comp, it must be within 25%+- of the house I'm trying to value. Anything below or above that I throw out.

Not enough info for you to decide. You need more comps. 65 days means it's overpriced.

The units I have in urban areas seem to require new carpet with every turnover. I'm switching from carpet to vinyl plank and found some good stuff, recommended here on BP by other landlords for less than $2 a SF at Home Depot or Lowe's. I found a flooring outlet that sells comparable for 1.29 with free shipping -

Send notice of eviction, so you get the process started so that when the moratorium is over you've already done that part. I always include in the notice a reminder that an eviction filing means they will also be liable for the legal fees and it will also disqualify them from Section 8 until every penny is paid. Send a copy of that notice to their caseworker and call their caseworker. Section 8 in KCMO will contact them and remind them they must pay rent or they will be evicted and lose their voucher. Works like a charm for me every time. But you must start the eviction process. Late fees apply!

The application should come before showing. If they like it, then they complete the credit pull ($35) to complete the app. I have a lockbox on the units so they can show themselves, but before they do that I get a pic of their CDL and auto registration. The CDL and registration is a screening mechanism as well as security in case they do bad stuff. I give them a specific appt. I warn them they may not leave any doors or windows unlocked and to call me when they exit the unit so I can send someone to secure the unit (I don't, but I say that to motivate them to behave while in the unit. Yes, www.innago.com does all that. Has helped me and is a big help to my daughter who does the PM of MO properties from CA using a few different maintenance and rehab folks and my agent.

You may indeed find a GC who is knowledgeable in all these areas. I'd go for that because in all likelihood you'll pay them for their time to come out and have a look-see. So make sure you confirm they are in fact code-knowledgable in all areas you need them to be.
