I'm having such a hard time getting a Fannie Mae loan now that I have more than 5 properties.  I'm afraid to get in bed with a hard money lender that I don't know. I don't have private money sources yet, but it sounds like I need some.  How do you go about finding good hard money lenders?

That is exactly the kind of information I was looking for.  Thank you.

I am trying to learn more about them.  But this one would be either through Fidelity or Homepath and is called a renovation mortgage.

I am interested in doing a fix and hold on a property, but I was told I'd have to get a renovation mortgage. It seems simple enough, but I've never done one before.  What is the up- and downside?

I've been looking into yellow letters and other marketing and it seems like so many say all-cash offers. Do they all have "bigger pockets" than me?

Thanks to all for the education on these terms.  I guess I was trying to figure out if I could continue my investment strategy or had to look for more lower class properties that could deliver better numbers. Seems like it's really a balance between finding properties I feel I can manage because they're close and the numbers.

I'd love to get 1% and now that I know the rule I've been desperately looking, but they're hard to come by.

I didn't think the 50% rule included interest, taxes, insurance. I thought it was just maintenance and management. With those included, it's more than 50% of my costs.

I guess I'm asking what other online resources, other than BP do you use?
