I look for areas near good transportation options. If there isn't good transportation I look for big businesses or developments in the area (colleges, hospitals, big company headquarters). Traffic in metro Atlanta is bad so people don't want to travel far for their commute.  

I'll check out Rentometer.com.

I'll look at elementary schools, but that's not really for rental market but to understand the population. I also stay away from high crime areas.

Thanks.  On the form for Tax Year, do I put 2015 or 2014?  I'm a little confused on that one.

I need to appeal the county assessment on two of my properties.  I'm in Dekalb County, Georgia, but I'm assuming there are some great tips out there that can be used in general, so I thought I'd start a forum.

I've been buying a house a year for the last 7 years and they all have mortgages on them. Granted, I like working in the middle-class market, but I'm wondering at what point do I start worrying about being too leveraged?

Thanks for the info on the Atlanta area.  As we've talked about, I'm also a believer in Atlanta. However, can you enlighten us on why a rise in Koreans increases home values. I'm more in the Tucker, Chamblee area where there are tons of immigrants but it's a totally different story.

That's great.  Under the pad?  Isn't the pad usually glued down?  How do you get a pad up without trashing it?

Fannie Mae obviously tried to hide the fact that this house was infested by something domesticated or foreign. Normally, I'd tear it all out and recarpet or finish the hardwoods underneath.  But it's new carpet, so I hate wasting the carpet.  

I'm assuming the urine is in the padding.  Do I just need to replace the padding?  Someone told me to steam clean with amonia, anyone know anything about that? The smell has to go!
