One question I have. Is there a limit on assuming FHA loans? Can you assume another while currently having one?

Has anyone scaled through assumable loans? Ideally, if it's a FHA assumable loan the property has to be your primary residence for a year. Then you're free to rent it out. So if every year I would buy an assumable rate property and live in it for a year then rent it out and repeat this. I could end up with a low interest rate for every property I acquire. Is there holes in this strategy?

So if I want to refi when rates drop. I'm better off putting as little down as possible. Are there prepayment penalties for most DSCR loans?

Do most of you stick to the traveling nurses/professionals or do you cater to snowbirds during their season? If so is the rental pricing much different?

I was wondering if anyone has utilized the USDA single family housing loan? Specifically for land purchase followed with a home construction loan. Would this be worth it?
