I'm noticing it takes a lot of time to analyze deals. If I come home with 10 houses I've found while driving for dollars, it takes me 3- 5 hours to research the properties for comps and locate owners. Seems like it's better to locate prospective seller first and then make the phone call before spending the time to collect all the rest of the data. I spend a lot of time analyzing the data because I've noticed that a lot of wholesalers aren't very good at picking deals because they don't thoroughly research the properties.  For example, I found a property on craigslist and called the number just to find that it was a wholesaler who had it under contract trying to sell it with only 75k spread, as a cash flowing rental property. Problem is the house has some permit issues with the units and is in mostly original condition and needs a good deal of work despite the fact that both units are rented out.

I had lots of questions about the property for which he had no answers. I had intended to refer him to an investor on my list if the numbers worked out. But, alas..they did not. Not as a rental..and not as a rehab for the price he contracted it for.

So...how long do you spend researching deals?

@Eduardo Slesaransky I'm working on my own. But will partner with other wholesalers on some deals. I'm still very new. Still looking for my first deal.

@Scott Costello Thanks for that A/B comparison. That's what I need to know. How does it perform when compared to a professionally built site with professional SEO. I was thinking about building my own site, but it seems like a better use of my time and money to let someone else do that work for me so that I can focus on my other marketing and talking to sellers so I can get more deals.

@Account Closed Thanks for the apple tip. I've been looking unsuccessfully, for a good investor app for my iPhone. Good luck finding one for Android. Seems to me that there are more and better apps for droids. If I weren't using all Mac computers, I might consider switching platforms.

When I started, I thought it sounded easy. But it's not. It's hard work and requires a lot of skill and knowledge to bring in consistent Lu good leads and close on them. The concept is simple. But doing it is not easy.

@Vic Delgado I use Listsource.com. I love it because, as @Claire Trammell stated, it gives you very pointed search criteria options. I search high equity (30-100%) SFH, absentee owned both in and out of state. I have a very small budget so I'm mailing small numbers but will increase the numbers when I have more income.. I am getting some calls but, as they say, it's a numbers game. I'll keep going until I get something. I'm also driving for dollars and making craigslist calls.
