@Jon Guy I’m sorry. Somehow I missed the part about you looking for owner financing. I dunno, man. If they only owe a relatively small amount, perhaps see if your numbers will still work if you borrow the balance from another source. That’s what I would try. I’m realizing more and more that you can structure a deal any way that works as long as it’s legal and ethical, and doesn’t lose money for you.

@Stephen Barton I agree with you. People like that only care about their own bottom line. And many of them will sell to less experienced investors that are less knowledgeable about what constitutes a good deal. It’s a terrible practice. Plus they very likely gouged the sellers as well, with their hard sell negotiating tactics.

@Jon Guy search for 100 % equity. Or 0% debt. But I wouldn’t limit myself to just free and clear ownership. You may pass up a lot of great deals that way.

@Travis Wells WOW! That’s really too bad! Lots of complaints. I used them a few years ago and got great response rates. Seems like maybe something has gone awry in the Michael Quarles universe. Sucks cuz that was a good service.

@Haley Powell factor property management fees into your expenses to see if the deal still works. Then research the good management companies in the area. That way you can know that things are being handled even though you live in a different area.

At what percentage of ARV are people buying in Norfolk, Virginia Beach, Hampton, Newport News etc.?

65% minus repairs? 70% minus repairs?
