I was driving for dollars earlier today and found a house that turned out to be owned by the City of Culver City. Anyone had an experience buying a house from a municipality? Whom do I contact in order to make an offer?

I use listsource.com but there are many other services. Melissadata.com is one. Also, many of the direct-mail company will provide a list for you if you give them your criteria. I know that yellowletters.com will do that for you for a fee. Click2mail.com also supplies lists. In California there is an app called propertyradar that I use when driving for dollars. When I find a house that looks interesting, I can use property radar to see if there's equity and see who the owner is and find out if it's worthwhile to contact the owner. I can then save the house in a list which I can mail to straight from PropertyRadar, or I can download the listing use it with another mailing service which is what I'm doing this month. I have a list partially made up of homes I found while driving for dollars and the other part of the list our homes I got from listsource.com. I'll be mailing to this list for the next six months. Kimberly Stofan Whoever is going to buy your contract from you will pay cash for the property. Or, if you are going to flip the property yourself, you can find the deal with hard money lenders(professional), or with private lenders(every day folks you may know who have money to invest) There is also transactional funding which is basically a loan that you get at closing to purchase the house yourself, and then immediately sell it to your buyer. This is called a double close. Wholesalers often use this method when dealing with sellers will take issue with the fact that they are making money on the deal.

You'll need to mail that same list several times for best results. Most people don't get a deal o their first mailing. Same list once per month for six months. Yellowletters.com have a six month recommended strategy for sellers. Ask them about it.

Our stuff is supposed to work for us- not the other way around. A car is a tool. Tools are made to make our lives easier. When the cost or use of any tool causes life to be more difficult, it's usefulness is is no longer worth the cost. Ditch the car. Question is, how long will it take for you to find and buy a property and start collecting income from it? And how much money would you have thrown into the car in that same amount of time?

@Robert Lorenz Slumlords are unethical. Stealing their tenants and getting them out of the neighbor is a good thing. But, you're not stealing anything. You're offering a better product and better service. Keep up the great work!
